Application Process

Are you ready to apply for a rental property?  We are excited to work with you and are here to help if you have any questions throughout the process.

Below is important information about the application process and criteria for approval/denial. Please be sure to fill out the application completely and accurately. Any omissions or errors will delay the process of your application and could be grounds for denial.

1. Fill out the online application completely and accurately. All occupants 18 years of age or older must complete an application and submit to a background check. The background check includes criminal history, credit check, eviction search and rental verification. Application fee of $30 per adult must be paid in advance and are non-refundable. Application will not be processed until the application fee is paid.  

2. Provide proof of identification and proof of employment/income. 

3. Pay security deposit and pet fee/deposit if applicable. Security deposits must be received to secure the property. Until a deposit is received, the property can be rented to another applicant.  Security deposits are non-refundable, unless the application is denied. 

4. If your application is approved, a representative will contact you to schedule your  move-in date. You will need to make an appointment to sign lease paperwork, conduct a walk-through of the home, and pay any remaining balance for your deposit, pet fees/deposit, and rent charges. All charges are due in full before you receive keys.  

Approval/Denial Criteria 

Credit Check: 


Credit score of 600 and above - APPROVED
Credit score below 600 w/good rental history - APPROVED (CONDITIONS MAY APPLY)
Credit score below 600 w/negative rental history - DENIED, CO-SIGNER REQUIRED, OR APPROVAL WITH CONDITIONS
No credit/rental history CO-SIGNER MAY BE REQUIRED OR CONDITIONS MAY APPLY

Criminal History: 

A history of violent or drug-related crimes, or extensive criminal history of any kind in the past 5 years will be grounds for denial.

Rental Verification:

Good rental history is a MUST! No evictions in the past three (3) years, must not owe a previous landlord for unpaid rent/damages.
